REPAIRS AND RENOVATIONS

  1. Before Starting any work a Permission Letter must be obtained from the Society after Paying the Security Deposit and Signing the Permission for Labour.

  2. The Flat the member will pay a refundable Deposit of Rs.10,000/= for any Major Civil or Furniture Works to be carried out inside his flat. These deposits will be refunded within 30 days of receipt of Completion Letter from the member after adjusting any expenses paid on your behalf or any damages caused to the society.

  3. Any work required to be done on the exterior or outside of the Building eg. Grills, AC fittings, Roof, etc which would deface the building is strictly prohibited. All work on Grills and Roof on exterior would require special permission and to be done by the authorized building contractor only. Any violation will incur strict penalty and the cost of repairs entirely on the flat members account.

  4. In case of Debris to be disposed off, the same will be collected inside the Flat and not to be littered in the compound or society premises at all. When sufficient Debris is accumulated the same can be collected in one corner of the society compound in BAGS only and should be disposed off within 3 days of such action. Failure to lift the Debris the society will have it disposed off and you will be charged a penalty of Rs. 200/- plus the actual cost per truck of Debris disposed. This amount will be adjusted from the Deposit held with the Society if not paid by the member.

  5. Any material required for repairs like Cement, Reti, Bricks, etc. will be allowed to be unloaded in the society compound in BAGS only but lifted the same day and stored in the members Flat. In case of delay the society has the right to dispose off this material for which no complaint will be entertained from you in manner whatsoever.

  6. Timings of work to be carried out will be 9.00 am to 8.00 pm only. The repairs involving noise pollution should not be allowed between 1.00 pm to 4.00 pm in the afternoon. The watchman will have the right to stop such work carried out during these hours.

  7. At any time you will not store any building materials, tiles, marble, plywood, debris, etc in the common passage in front of your flat. It must be stored inside your flat only.

It is important to note that the society property is not a dumping ground where the members can dispose waste material or carryout their personal work. Henceforth any members of the society will not use the compound for any personal works whatsoever. If you are found taking undue advantage of the society property like compound, staircase and common passage for carrying out your personal work the society will not tolerate the same and action will be taken against you. Defaulting members will be charged a fine to be ascertained from time to time by the managing committee depending on the extent of damage done and inconvenience caused to other members.

DO NOT MAKE ANY ALTERATIONS TO EXISTING UTILITIES

Members are requested not to make any alterations/modifications to the existing utilities of the Society. Members will not change any plumbing systems or electrical wiring or telecom cables or TV Cable, etc outside their flats on terrace, etc. Inside your flat you can carry out any changes for your convenience but the common utilities have been replaced and changed and must not be altered under any circumstances. In case of any emergencies requiring modifications please obtain permission from the society in writing before carrying out such repairs.
